What Is a Day Porter?
A day porter is a cleaner who works at your property during business hours instead of after everyone leaves.
Regular commercial cleaning happens at night. The crew comes in after close, cleans the building, and leaves it in good shape for the morning. That works fine until eleven in the morning, when the lobby has been walked through four hundred times, the restrooms have been used all day, somebody spilled coffee by the elevator, and the trash room is full.
A day porter covers that gap. They are there through the day keeping the building in the condition your night crew left it in, and handling the things that only happen when a building is occupied.
Porters are usually scheduled by the hour, anywhere from a few hours a day to full time, depending on the size of the building and how much traffic it gets.

What a Day Porter Handles
Lobbies, entries, and common areas
The front of your building is the part everyone sees and the part that degrades fastest. Entry glass and door handles cleaned of prints, floors spot cleaned, mats straightened, seating tidied, and litter picked up before it accumulates.
Restrooms through the day
Common area restrooms checked and serviced on a rotation rather than once at night. Supplies restocked before they run out, surfaces wiped, and problems caught early. This is the single most common reason buildings add a porter.
Trash, recycling, and bin roll out
Trash rooms and bin areas kept orderly through the day, containers wiped down, and loose debris cleared. On collection days we roll bins out to the curb and bring them back, which is a small thing that quietly eats your on site staff's time when nobody is assigned to it.
Elevators, hallways, and stairwells
Elevator floors, tracks, and interior panels wiped. Hallways spot cleaned. Stairwells checked and cleared. These are high traffic areas that get skipped when nobody is on site to see them mid day.
Spills and immediate problems
Somebody drops a drink in the lobby at ten in the morning. With a porter on site, it gets handled in five minutes instead of sitting there until the night crew arrives. This is the part property managers value most and the hardest to appreciate until you have it.
Outdoor areas and curb appeal
Porters keep the outside of the building working as hard as the inside. That includes pressure washing sidewalks and entryways, sweeping and policing parking lots and garages for litter, and clearing graffiti when it shows up so it does not sit there inviting more.
Pool, spa, and shared amenity areas
For properties with amenities, we keep the pool and spa deck areas, furniture, and surrounding common space clean and orderly. This covers the deck and the space around it, not the water itself.
Meeting and conference turnaround
In office buildings, conference rooms reset between uses so the next group is not walking into somebody else's coffee cups.
Restocking and reporting
Supplies replenished across the building through the day. Just as useful, a porter is a set of eyes on your property. Burned out lights, a leaking fixture, a door that is not latching, graffiti that appeared overnight. Your porter sees it and reports it, often before a tenant does.
Apartment Building Cleaning and Porter Service
Apartment communities have different needs than office buildings, and this is a large part of what we do.
For apartment properties, our porters handle common area cleaning and daily upkeep: lobbies and leasing areas, hallways and corridors, stairwells, elevators, laundry rooms, mail and package areas, common restrooms, and trash rooms.
We also handle the messier parts of running a community that most cleaning companies leave to your maintenance staff. That includes move out debris and bulk item removal when a unit turns over and there is furniture and trash left at the curb, and dog waste station servicing so the pet stations stay stocked and clean instead of becoming their own problem.
The reason property managers use us is not complicated. Residents judge a community by the hallway they walk down every day and the laundry room they use every week. Those spaces are not visible from a leasing tour, and they are exactly the areas that slide when nobody has daily responsibility for them.

These three overlap and the names do not make it obvious, so here is the short version.
Office cleaning
If your space needs to be cleaned on a schedule after hours, that is office cleaning.
Janitorial program
If you are handing over responsibility for a whole facility, with multiple areas on different frequencies, disinfection, and inspections, that is a janitorial program.
Day porter service
If your building needs someone present during the day because problems cannot wait until night, that is day porter service.
Plenty of buildings use two of these together. A porter through the day and a cleaning crew at night is a common arrangement for busy office buildings and larger apartment communities. We can cover both.
How Scheduling and Pricing Work
Porter service is priced on hours, so the questions are how many hours a day, how many days a week, and what those hours need to cover.
That is what the walkthrough is for. We come to the property, look at the traffic patterns, see where things break down during the day, and talk with you about what has been going wrong. Some buildings need four hours in the middle of the day. Some need full time coverage. Some just need a heavy morning shift and a check in later.
We do not quote porter hours over the phone from square footage, because square footage does not tell you when a building gets busy. Traffic does.
Quotes typically follow within about 24 hours of the walkthrough, and the walkthrough is free.
