What Is the Difference Between Janitorial Services and Office Cleaning?
People use the two terms interchangeably, and most companies do not bother explaining the difference. Here is how we separate them.
Office cleaning

Janitorial service
Janitorial service is the whole program for a building. It includes the recurring clean, but it covers more ground: multiple areas with different requirements and different frequencies, coordination with your property manager or tenants, disinfection on a schedule, and regular inspections with a single company answerable for the condition of the building over time.
The short version: if you are hiring someone to clean a space, that is office cleaning. If you are handing someone responsibility for a facility, that is janitorial.

A schedule built around your building
We start by working out what each area of your facility actually needs and how often. Restrooms and break rooms in a busy building are on a different clock than a records room or a rarely used conference space. You get a written scope that says what gets done, where, and how often, so nobody is guessing later about what was included.
Restrooms held to a standard
Restrooms decide what people think of your building, and they are the first thing that slips when a crew is short on time. We scope restrooms with enough time to actually do them, and they are the first thing we check when we inspect.
Common areas, entries, and everything people touch
Lobbies, hallways, elevators, stairwells, break rooms, and conference space. Interior glass and entry doors kept clear of prints. Door handles, push plates, light switches, and shared surfaces wiped and disinfected. These are the details that decide whether a building reads as looked after.
Disinfection and electrostatic spraying
For buildings that need more than surface wiping, we offer electrostatic disinfectant spraying. The equipment charges the disinfectant so it wraps around surfaces and reaches spots a cloth misses. It is useful for high touch areas and shared spaces, and it can run on a schedule or come in after an illness moves through a floor.
Carpet cleaning within the program
For clients on a janitorial contract, carpet cleaning is handled as part of the program on a schedule that fits the building, rather than as a separate standalone job.

Inspections and quality control

What We Do Not Do
We do not do specialty floor work. Stripping, waxing, and buffing are a different trade with different equipment, and we would rather tell you that than take the job and do it badly. If your floors need that kind of work, we will flag it during the walkthrough so you can plan for it separately.
Carpet cleaning we do handle, but as part of a cleaning contract rather than as a one off. Routine floor maintenance, meaning vacuuming, sweeping, mopping, and entry mats, is part of every program we run.
We also do not clean private residences.

How Janitorial Pricing Works
We do not price janitorial work per square foot, and we would be careful with any company that does it over the phone.
Square footage tells you almost nothing about what a building takes. Two buildings the same size can differ by hours per night depending on restroom count, tenant traffic, trash volume, and what condition the last company left things in. A per square foot rate is a guess dressed up as a number, and when the guess comes in low, the crew simply does not get the hours to do the work.
So we walk the building with you first. We look at every area, count what actually has to be serviced, ask what is going wrong under your current arrangement, and find out what matters most to you and your tenants. Then we build the scope and the hours honestly, and the price comes from that.
You typically have the quote within about 24 hours of the walkthrough. The walkthrough costs nothing and there is no pressure afterward.

Switching From Another Janitorial Company
Most people who call us already have a cleaning company. They are not calling because they want a new vendor. They are calling because the restrooms are not right, nobody answers the phone, or the crew that started strong six months ago is now doing half the job.

Check your current agreement for the notice period before you do anything else. Thirty days is common. Knowing that number tells you what your timeline actually looks like.
